My Review of Jadescape
Till date, this review on Jadescape is written on 11th Aug 2020, Jadescape has sold 76% of its units!
Jadescape was first launched in Sept 2018 with 300 of its 480 units launched sold. It was the former Shunfu Ville that enbloc-ed in 2016. The land price is the lowest amongst the rest of the en-bloc sales.

There is a huge 800sqm of outdoor space in Jadescape, unlike any other projects.
Jadescape, being close to MacRtchie Reservoir, takes inspiration from nature by creating lush green landscapes as a backdrop to the pavilions, pools and walkways within the development.
Jadescape also has different themed pavilions like the Japanese Pavilion and the Tropical Pavilion.
There is also the SMART element in Jadescape. A few of the SMART features include unlocking your door remotely, paying your maintenance fees through an app, etc.
I'm a little apprehensive about "SMART" homes as technology changes quickly and what may be new and cool now may not be so new and cool ten years later. But this feature would be good for those who are more into tech.
Location, Location, Location
With Jadescape's location, you are very well connected. It only takes 3 minutes to walk to Marymount MRT and 8 minutes walk to Upper Thomson MRT (which is currently under construction).
Jadescape also has the true "central" location. It is literally in the middle of the island.
It takes less than 15 minutes drive to get to town and it is well connected via CTE and PIE to get to other parts of the island.
One other thing to note about Jadescape is its potential for upside. The URA 2019 Masterplan indicated (see picture below):
1) Residential Zoning Change To Commercial Instead of Bishan Central
2) Increase Plot of Commercial Zone Subjected To Detailed Planning
3) There is an increased plot ratio from 3.5 to 4.2.
There are other potential en-bloc sites in Bishan area that have high reserved land price for example former HUDC Braddell View. Their reserve price is $1159psf. Other sites like Thomson View reserve price estimated at $827 psf back in 2018 and Bishan Park Condo (estimated reserve land price $1122psf).
The Jadescape ShowFlat is located minutes walk from Bishan Junction 8. But that is not the actual location.
The location of Jadescape is along Shunfu Road, near to Thomson Community Centre.
There are in total 7 blocks. It is a mega development.
There are 236 units of 1 Bedroom, 404 units of 2 Bedrooms (regular 2 Bedders, Deluxe and Premium), 265 units of 3 Bedrooms (regular, deluxe and premium), 261 units of 4 Bedrooms (regular, deluxe and suite), 39 units of 5 bedrooms and 2 penthouse units of 4230 sqft each.
